Note Selling Process

For most people, selling a real estate note is a new experience.  So you’ll know what to expect, we’ve outlined the steps involved in the process below.  The process is not complicated.  In most cases, once we’ve agreed on terms, the whole transaction can usually be handled in 10 to 14 business days using an overnight mail service.

The Note Selling Process:

Step 1 - The Agreement

This step begins as soon as you decide you would like to sell your note and give us a call or complete the Note Quote form.  Working with the information that you provide to us, we will evaluate your note and make you an offer for it.  As soon as you accept our offer, our Investor will send a letter of commitment or purchase and sale agreement to you for your review and signature.  After you sign and return the agreement with copies of your loan documents the underwriting review process begins.

Step 2 – Underwriting Review

This step begins as soon as we receive the signed agreement and copies of your loan documents. All of the information regarding your real estate note or mortgage note will be verified, title work will be ordered, and an appraisal of the property will be requested.  After determining that everything is in order, the note sale enters into the closing phase.

Step 3 – Closing

The final phase of the process involves producing all of the legal documents necessary to bring about the transfer of ownership of the note from you, the note seller, to the Investor.  As soon as all the transfer documents have been prepared, signed, and recorded, your check will be on its way to you.

As each note is unique, each transaction is unique and there may be slight differences in the process for your transaction.
